For those who buy and hold - how do you decide when to fold (sell)?

Tenants in need of money will do wash and fold for family, coworkers and friends.

Without knowing exactly what is the problem on the preliminary title report it is difficult to tell you to fold and ask for refund (depending on your contract and the state) or dig in there and solve problems.
