If  you haven't fulfilled all loan obligations I would entertain "roommates" if it is condusive to your living arrangements. 

Simple as that.If you are funneling funds from a plan funded transaction into an arrangement elsewhere that benefits you, that would be in violation of the IRS rules and could result in very severe tax consequences for your plan.

I arranged a time where the buyer can go walk through the property (I contacted the seller, the seller arranged with the tenant) and boom, the buyer wanted to pull the trigger at a price where I made $5k profit.

The seller is selling the property to get some money and so we make an arrangement that helps me out before I agree to purchase.  

My firm arranged $36 billion in financing last last year spread over almost 4,000 transactions with 210 different lenders.

Our arrangement is that I fund the entire deal and he provides the experience and the management of the project.

I need new carpet , I need new flowers bed  , I need new door, I need to move my apartment neighbors to loud, I need more parking, I need unit to be repainted, I need more time to pay rent, I need,  I need, I need ,I need.

I'm sitting down with them tomorrow night to talk over the details and what the arrangement would look like.

They have agreed to a MTM arrangement.
