The property is on Well water, so there are no water bills, and there's a huge unfinished basement that can be converted or used as storage...in other words, I wouldn't discount this option.

In fact, if the lease does not obligate you to provide appliances, tell them you will remove the refrigerator (just put it in storage for the next tenant), and they are welcome to purchase and install a lease of their own.

It is in pretty bad disrepair, with the biggest and most obvious issue being the mold that is in every room of the entire lower level of the home (it's a 5BR, 2BA (~2000 sq ft) split level - lower level has one bath, living area, 2BR, storage space and utility room).

Personally, I am inclined to use that money to purchase a self storage facility....it goes without saying that I would not just buy any facility.
