Well let's think about this:(all cost numbers)Five sheets of (let's say) T-111 and one-to-grow-on = $210.Six sheets of something nice = $1000.16 labor hours = $400. to $800.Misc. materials = $50.So quoted price excluding paint: $1200. to $3000.Painting an 1100 foot house properly = at least $2000.I would be questioning that $1400. number too - wondering what they were going to cheat me out of in their effort to turn a profit.

I would think a prosecuting attorney would use all they can to prove this, not to exclude purchasing properties as sole propriety then transferring to an LLC.

If you excluded yourself from being treated like a Limited Partner in full, by actually managing or the fund not being setup in the proper manner - say like an LLC instead of an LP then those capital gains can be treated as income as well which is what happens to the General Partner.

Some regulations exclude this arrangement from the codes when the owner is sharing kitchen, bath with roomers.The plus to that is if they cause problems you do not have to evict you can simply put their property on the curb and lock them out without notice.
