Detroit tonne of it.. buy house for 2k sell it for 40k on lease option or contract for deed.. house is a shell.. tenant moves in and steals parts from all the neighboring houses.. default rate 99% over time.guys doing it get their 2k they paid for it up front basically then anything they can collect is profit.there was a guy on BP that was doing this in San Antonio basically preying on Hispanic non English speakers..but same model buy a dump for 5 to 10k sell it as it to them for 40 to 50k..

first you have to find ones that will work with foreigners.Peak in KC will I believe Lima ONe willalthough keep in mind real estate lending has been in fested with FAKE lenders and scammers.here are the red flags:1. interest rates far lower than market like 4 to 5%  this simply does not exist in the market place they just are sucking you in thinking you found this unicorn lender.2. reason they can lend that low is you buy insurance to guarantee payments.. this also does not exist its a fraud.. there is no such product.. 3. offer to show a picture of the person your talking to holding their ID.. again just smoke and mirrors.4. tell you what you want to hear but need 500.00 to 800.00 deposit to go further.. you send that you lost it.5. bad webstie or no website.. poor English etc.

Hello BP members ,🤗 ( IF THERE IS ANY ENGLISH MISTAKES ,SORRY ) This post it’s a question post , bust hopefully by answering it , it can bring value to the other readers who’s interested in the same topic too .I’m starting my full time Wholeselling business at the beginning of the year (congratulations🎈).my goal is for the first year to get 2 deals a month so 24 deals a year.10K profit minimum per deal .This is how we plan to get it :(assuming that’s we’re doing a good job talking to sellers and having a good negotiation skills) we going to Send a monthly letter to 7,000 list of people to the following :1. 30% eq or better , 7 years of ownership or Better,SFR,3-5 Bedroom 2.
