I am finding that the market there is red hot competition keen so looks like building is going to be the way for us to keep deal flow I need 2 a month to make it worth opening a new market..

So the upshot is that we're not overly keen on the Vegas Buying Summit thing or there own products, just the training and mentoring really.

It still feels like it has that old school mentality here where they control who can build and who can build what, and they aren’t keen on out of state folks. 

I completely agree, I wouldn't be too keen on wiring money out of state, especially with the upsurge in wiring fraud lately. 

I'm not too keen on the differences in pricing between MF and SFR yet.

The latter might be much much riskier, but boy is it made easy for you (as long as everything goes peachy-keen)

Sprinkle in a downsize and you've got an inventory of fixer uppers that most buyers aren't keen on buying.

My budget is 450K and keen on somewhat newer townhome to reduce on maintenance cost.
