The last one, we said we'd leave the existing ones if they wanted them as-is, no repairs, but tenant wanted to bring their own, anyway, so we just donated them.

My suggestion would be to contribute your site or building to the non-profit in exchange for a donation or an interest in the GP.

Kind of like getting that last minute Donation in before the 31st. 

But to all of them, I made the fact be known, "If you vote yes for this, I will be taking my usual donation to run ads against you." 

Do national retailers that go with the build to suit or ground lease route usually find their own sites, purchase the land and develop them w/ a developer/contractor they've done business with in the past?

If not, Im faced with donating money to Uncle Sam or the seller.

Just need to find what works for you and them Thanks so much for the response, you gave me a good sanity check.It's not that I dont want the house to be in a trust (the current owner is putting it in a trust regardless, which i agree is very smart) i just want to make sure they feel "taken care of" financially instead of making a donation.
