Out of all of those listing services, do you have luck with one more than another? 

I did reach out to 1 local bank which was recommended by the listing agent and they are currently not lending to out of state investors.

The original deed listed multiple owners and percentages including her 8% interest, and now myself and the other owners want to sell the property---how do we get this retitled into my account (or my name) in order to facilitate the sale?

Then a couple years later, discovered that a piece of paper was signed at closing which was never read and in fine print says something about the home being owner occupied throughout the duration of the mortgage... wtf?

CA's Secretary of State forms list the name and address of either a manager or member, so unless you're hiring a third party to serve as manager of your LLC, anonymity is very hard to achieve once filing publicly in CA.As to the probate part, you're right that going through a court probate is a huge hassle, including being expensive and time consuming. 

For instance, one property seems to have an extra bathroom that is not listed in the county records.I plan to make some modifications, including removing a closet wall to expand a bathroom and taking out a kitchen island that contains electrical outlets and a switch.
