There are lots of predatory people who will destroy someone's life just to make a few bucks for themselves. 

Roads and parking lots destroyed.  

Not that you should ignore issues but as long as you've got someone making the effort and not destroying your property, it makes sense to accommodate. 

About a year ago I installed new laminate wood floor in the living room of one of my rental units. 2 days ago I got a call from my long term tenant stating that the AC unit (in wall) was leaking and had destroyed the floor because it had expanded.

The difference is that infill lots are typically properties, that are in the middle of other residential homes and which may have previously had a house on it, that maybe have burnt or destroyed in some other way. 

These are like termites and make nests in  wet wood and can travel throughout the studs behind the walls and destroy all wood in the house.

If there is an existing park, you may be grandfathered.A pitfall to be aware of with zoning laws - on occasion, I have run across zoning laws that disallow bringing in a replacement home once a home is removed or destroyed.

Their dog is likely destroying the lawn, and that would remain the issue even if I take over the lawn care ( which I plan to do from now on)

If you let a leak go, it will destroy a house, I know since I am a plumber, and it is very common sense.
