If in my example above the transaction were to fail / be denied then I will deal with that just like a bounced check.As for the current situation, I emailed the tenant last night and offered to waive the late fee, recognizing her good track record up until this point....as long as she signed a very short lease amendment I put together that clarifies the particulars of the situation and what is considered "on time".

They legally cannot deny a loan for a property in a given area, that is an illegal practice called redlining.

It's amazing all the BS you have to watch out for as a property owner.I got a letter from an inspector that someone at a property I own had been involved in illegal dumping and I had to pay a $525 fine.I asked the tenants if they knew anything about it and they denied involvement.I tried calling the inspector every day for a month and only got a voicemail.

More likely to be an unbiased report as there is no chance of Bob trashing their apartment for giving a bad reference.Since you have already complained about his behavior to his current property manager you are probably justified in denying anyway.
