The tile used in the kitchen and bathrooms was applied directly on top of the OSB and not on top of a cement backer board.

What's happening is that the sticks that the cement board underlayment is attached to is moving around, and that cracks grout in the corners.

Also I would pester the city to remove the trees across the street at the between the lot lines (claiming rape hideouts, etc....) to open the whole strip up as a grass park like area where kids could play (more safely than now).Curb appeal, I would try to remove some of those orange/brown bricks from the rear of the house and cement them up front where they are missing.

Your wife and kids may want a home to live in, preferably where they have already established a life, friends, social, school, church, shopping, playgrounds,  doctors, dentists, hair dresser, etc.

I know plenty of doctors, attorneys, dentist and other business owners I could pitch the idea of becoming my private lender, but I don't know how to start up the conversation with them.
