We sent the note to our realtor to deliver on Saturday and haven't heard anything from the sellers until today (4:45 PM EST) saying they won't give us our money back. 

Additionally, we have to hand deliver or send the deposit back via certified mail within 30 days of the end of tenancy, along with an itemized list of any deductions.Again, not sure of the laws in Ga, but make sure you don't get hung out to dry because you missed out on one of these little loopholes.

So we delivered the letter June 18 giving them until July 31 if they pay rent on time for July.

I spread the mailings out so that about the same number hit the mail each day mail is delivered but I don't sweat if one day is missed and I need to double up on another.

I have them deliver the materials to the site. 

After 18 months, the mail is returned with the reason it couldn’t be delivered, for no charge.Change Service Requested - You’ll be notified of the recipient’s new address or the reason the item couldn’t be delivered, and charged an address correction fee.

I would email them a holding agreement and have them sign it and deliver it with a holding fee equal to the full security deposit and first month's rent, then sign the lease when they arrive.  

Key Milestones (i.e. permits, materials being delivered, etc.) should be highlighted, so you remember to keep an eye on anything that would prevent them from occurring on time.)

Account Closed prior to it being highly suspect and illegal here on the West coast IE equity skimming laws I did quite a bit of pre foreclosure rent back work... the deals were almost always made the day before the sale... and it was a mad scramble to get a cashiers check to the trustee.. we would hire couriers to hand deliver.. those in denial waited until they just could not deny anymore.. if we got one two days before that was a luxury. 

Then the contractors can go in and finish the rest of the work.The windows were delivered todaythe entire 2nd floor is ready to be paintedOnce the windows are installed, the bathroom is completed, the entire 2nd floor is painted, and the carpet is installed we will have the inspection done for our 1st draw.
