I wanted to share some interesting data from a recent article in the Residential Resource, the monthly newsletter of the National Association of Residential Property Managers, Pros and Cons of Allowing Pets in Rental Properties, (Ferreira, 2024).

You think that you hired a specialist and are paying for the corresponding quality, while in reality you might have some under-trained, unmotivated and unsupervised anonymous data entry clerk doing the work, full of costly mistakes and cut corners.Often, low-cost CPAs get overwhelmed with the amount of work they take, resulting in rushed poor quality product and mediocre (or worse) service.

I am concerned about where all this data is stored

Caveat, experienced investors rarely "shop" they usually have one or two lenders that specialize in certain products, keep all of the investor's data on file with current documents and they tend to care more about convenience, experience, and just getting the deal closed so they will continue to go to the same lender who can make that happen. 

There has been significant growth, especially with tech giants like Intel, Meta, Amazon, and Google setting up operations (2 data centers), driving up property prices and job opportunities.

This will give away much data regarding the neighborhood and the rent price attracting renters right now.

They rate good as long as you pay and renew every year for $600 that's bribery to  me, ratings don't mean anything it's not based on real data only membership payments. 

Does anyone have any actual data on the return on this component (previous appraisals, paired sales analysis, comparison on new construction with/without rooftop decks)? 

Yes don't need the 3 days in a hud transaction The repairs very well may be but usually requested at the time the appraisal is received Brokerage accounts can be used for reserves If you choose to transfer funds they can be used as well .

Now they are asking me to prove I am the owner and they were transferred to me from the previous host.
