I came across an off market deal about 3 minutes from Youngstown State University, and wanted to hear other investor's opinion on the city.

In my opinion principal reduction is the best option instead of buying interest rate since money will not go directly towards principal.

We are very familiar with the area and have friends who live in the town, though we'd love to connect with anyone who has any experience or opinions on investing in this market... or experience doing furnished rentals in locations where there are peak seasons and offseasons.

Private lending or lending through a syndicated debt fund is better suited in a self-directed IRA/401k in my opinion. 

It's going to be difficult, in my opinion, to sell these notes at 3% rate.
