Where does the Realtor come in and what is their commission?

@Chris Emmanuel it helped several ways - although being an agent is in no way free - the cost of being an agent offset my back end sales costs via half the commission I would have paid.

My issue currently is more consistent income as I'm on commission percentages as an assistant and carrying a mortgage while I theoretically would wait for renters would drain my resources after rent/food/bills.

As a landlord using a Leasing Agent to fill my property, when should I expect to pay the agents? upon signing of the lease or move-in of the tenant? My concern is that the new tenants will still need to complete a mov...

Seller pays the buyer agent commission anyways so you think you are ahead of the game paying 97.5% of the sale price.

I would prefer to skip the 6% sales commission for listing on the MLS and this is an investor property anyway. 

I'm a licensed agent myself, but it would be great to have someone who could more of the work, and I still get a portion of the commission. 

Should realtors take a smaller commission?

@Michael B, does this effectively give them both the buyer agent and listing agent commission?

Does the buyer agent get paid out of assignment fee or does a double close have to take place instead then they get paid commission?
