I’m still trying to figure out after a year if it is worth it for rentals since for centuries we did without them, and many successful old schools still do, not that it makes it right, but you have more case law and history there.

I'm with Century 21 Sbarra & Wells, and I joined them this winter, though my investment experience dates further back than that.

It is impossible to make a long term rental deal cash flow here unless you get the deal of the century. 

There is an emerging c class with high quality mid century construction in many midwest cities.

I know some who have property in their family there for more than a century.  

Been doing RE for a half century I bet, old truck, jeans from 80's and a peculiar old tie with a flat bottom, and some sneakers he found somewhere..

They have lockedup $0 KWH for the next century regarding that dam.

One of the main walls in the house is the city wall built in the 8th century - don't expect white plaster or paint as it's pretty close to original.... get up early and walk on top of the city wall for an awesome view.

I particularly like working with mid century modern stock (1920s -1950s). 

@Tom Ott  so a sharp agent ( like my Wife) when she opens escrow. she always requests Legible copies of CCRS and HOA,s  she reads them then gets with her buyers and goes over them as well.now granted a lot of CCRS from the turn of the century have no effect of law since there was clauses that precluded certain people form owning. and or certain farm animals which now zoning has taken care off.But again this is just so basic and I see it totally glossed over or when I request it they say why title fine.. ya right.
