Tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles.

We just spent 10 days doing our typical "Spring upkeep"We sanded down solid wood kitchen cabinets, primed and painted them.Had a bulb burned out under the microwave.Fixed some screens on the screened back porch.Touched up some paint on the dock.Cleaned out flower beds.Steam Cleaned CarpetsFixed a bedroom door that wasn't latching properlyEtc.For those of you using a PM:Does you PM regular inspect to catch small things like a microwave light burned out?

Full gut is demo down to the studs and starting from scratch.Moderate mostly is cosmetic and can be all or any combination of fixtures, cabinets, paint, removing a wall, floors, roofing, windows, doors etc.

Might have run out of money after installing new HVAC, Updating Electrical, New water heater, Paint, 1 side of vinyl, etc.Rehab Needed: $25k (I am figuring $35k to have a cushion)Scope of Work: Update Flooring with LVP, Update Kitchen with new cabinets, countertops, appliances, paint inside and out (interior does not need paint but has outdated color), update baths, install vinyl siding on 2 sides (2 sides already have vinyl), Replace Windows, Install new entry doors, freshen up the landscape.
