Stock gains are considered capital gains and can't be offset by passive losses from your real estate portfolio.

Hes amenable to moving, but I'm sure he's try to get "moving assistance or a waived last months rent" since his original lease doesn't have it in there (I used Bigger Pockets CA lease- maybe I missed it)

And the bigger item is the calling out of expecting the series of rate cuts coming.

Landlord has to suffer the loss.

However, I agree it’s better to just cut the losses now and learn from this crazy experience.

I feel at a loss at the moment but do appreciate your reply.
