He was what I’d call a very troubled inner city adult child .he lived like a total slob and of coarse never worked a day in his 30 years of existence on this planet .

What you are telling me is I have to treat the married couple the same way as two adults renting the house. 

The license is given for a particular adult(s) and residence.  

I find out the title is held as joint tenants and there are 3 IRS tax liens attached to the property.My question- his adult children want to “walk away”.

Or I gave them a 30-Day Notice to Vacate because I was tired of having to nag and babysit grown adults, especially when there are so many great tenants out there.That's another example of the risk LL's take with tenants, even with people who "on paper" shouldn't have trouble. 

I’m a big believer in the 7 degrees of separation, so buy anybody you can coffee, food or a delicious adult beverage and listen, learn and ask for referrals!

Strangely enough, this is the second tenant in the last 6 months that has paid the $80 ($40 each adult) background fee, passed the background and was told the unit is theirs, and then not signed a lease (different duplexes).
