Now why in the world would I do my tenant(s)'s job? 

I’m also working part-time and plan to continue my job after graduation to save up enough capital to start investing in real estate.

As long as they are working real jobs and have a bank account, you can make them pay.

Almost every month, the numbers are adjusted down, and Jim Rickards, and others, report that new jobs for the last few years have been mostly government jobs, and part time jobs going to the illegals coming into the country.

Great macroeconomics as well because there is job growth, population growth, and lots of big companies moving and building here like Google, Amazon, Facebook, etc.

We paid the contractors $12K - $15K as a deposit to start the job.

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

Partnering with well capitalized builders will help as well because they can maneuver through a job without solely being reliant on your draws.

And the manager is not financially aligned (and in my opinion, doesn’t do as good a job of screening tenants, etc., as I can).
