I feel like it could become like the roaring fork valley or Moab, Boulder (30 years ago), Sedona, Durango, etc... attracting people for other reasons beyond energy jobs such as outdoor recreation opportunities, climate, access to nature, great place for remote tech workers due to affordability, less traffic and people than the front range, two big rivers running through town, Grand Mesa, Colorado national monument, lunch loops, Utah right there...

Take 20 other “rules”, come up with your own comfort zone investing matrix and go from there. 1% may get you cash flowing twenty bucks a month and when you go to sell, you realize your property not only failed to appreciate or keep up with the 9% inflation, it actually depreciated.
