My advise is to just set realistic expectations (I can help with that!)

If they're just going to be there for an hour to two during a time frame you have set for prospective people to view - give them directions that prospects will need to reach out to you for lease details/moving forward.

It’s a good idea to have a set timeframe for reporting issues—many landlords give tenants 48-72 hours after move-in to submit any concerns.

I’m having a hard time setting the fire under my oldest child even though he knows Way more than I did about real estate when I really started doing deals. 

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.
