You wear gloves, mask, and a painter's suit, open the doors and windows to ventilate and put material into heavy duty construction garbage bags.

When a contractor needs cash to get basic materials I don't do business when them.It is very tacky when a painter bids a job for a few thousand dollars, tells you how super busy he is and then asks you for a couple hundred dollars to get a few buckets of paint.

You don't get anything extra for the large expense.The average flip, according to NAR takes about 6 months and nets about $15,000 after paying everybody.A flip involves: the money provider, everything from a handyman to a contractor depending on the scope of work, a plumber, an electrician, a painter, a sheetrock guy, a landscaper, a flooring guy, the ability to guess what a particuar property will sell for, a finish carpenter, a window guy, a roofer, an HVAC guy, a cleaning company, an exterminator, a real estate agent, an appraiser, a title company, an escrow company, brick & concrete guy, garage door guy, an inspection guy, an insulation guy, etc.

I was also able to offer a price nearly 40% lower than the cheapest local painter in the area.

I'm just a frumpy maintenance painter plumber.

I learned the hard way that it  Jessica Hood,next time cut some 1" wood pieces from a 1x1 or 1x2 and drive nails or screws trough = your home made painters pyramid

Painter went in today and says that the chipping is due to lead based paint build up (house was built in 1925).

Has anyone known a painter who recommended just doing touch up work rather than a complete repainting?

Both of my parents are blue-collar workers (Dad is a painter, mom worked in construction) who didn't have the opportunities they've presented me and I'd love to provide them with housing and possibly an exit from the "rat race" as their working careers come to an end.Thank you for taking the time to read this and I look forward to meeting you all.Mark
