That should be fairly cheap or free and give you some peace of mind.

It's good peace of mind to know you can always drive over if something comes up, even if you use a property manager.  

As a Buddhist, I remember the saying...If we cannot find peace within ourselves, we will not find it anywhere else. 

You’re buying peace of mind, boots on the ground experience, buffer between you and the tenant, assurance your home is compliant with local housing laws, and so much more.

Update: Squatter actually answered his phone this morning and put on a hyper religious stance with statements like "I'm a peaceful inhabitant of this earth; I want to uplift humanity' I'm acting as a steward for god...."

Thanks for the feedback everyone, interesting to see perspectives- the overall theme is that I can be doing much more with the money that driving around.Interesting thought, paying 10K now vs 500/mnth over 2 years results in the same net expense, but peace of mind and more importantly less LIABILITY makes me move head with the plan to downsize the ride and upsize the portfolio.

In fact the bonuses were peaceful quiet, and a plethora of beautiful birds visiting my yard (selling points for you). 

It brings a peace of mind to the investment.2.  

Think of it as money invested for a peaceful night sleep knowing you are not buying lemon.

You can't put a price on peace of mind and if your worried about payments, leverage, tenants, problems, then you give up your peace.
