I ran the numbers and the CCR and Cap rate are both about 6-7%.I currently only own a duplex in a C neighborhood commercial loan with CCR 20 and Cap of 17, so safe is where i have lived thus far. 

I was all about doing residential re-development with these things until I ran the numbers.

Besides all of the economic reasons to go and do business in Memphis, the town is very beautiful, has tons of culture and the people are wonderful.My recent visit included meetings with @Alex Craig, @Curt Davis, @Douglas Skipworth, @Bert Miller, @Tina Sandoval and @James Wachob.

For myself, it was about the culture and training.

The lifestyle, language, food, culture, sights, smells were all different.

It is very common for certain cultures in the area. 

It's a different culture here. 

Spend time in cultures different than ours and eventually do more purpose driven travel to serve in poverty stricken places of the world.

I believe that we will be changing in the future to being something like this, as our country gains in age and we learn from ourselves politically, culturally, and financially.

I thought I'd send letters to see if I could find someone interested in selling their multi-unit properties and when I went to the Champaign County's website to lookup the owner addresses for some properties I've identified, I ran across this one.
