In the past we have been inundated with brokers wanting to quote & take our insurance business BUT in most cases once the old policy is cancelled the new insurer finds a way to nitpick via a driveby & insist on work done otherwise we would be cancelled.

I get inundated with direct mail // Put me on their buyers list.. etc etc. and when talking to them 95 to 99% all say the same thing its exactly what they were taught by Guru's who teach this stuff.1.

Thanks, I always check with my property manager once I'm close to making an offer but I analyze around 3-4 properties a week and probably 100s of properties before I actually make an offer on one so I don't want to bug them that often.I'm looking for ways to analyze a property in under a minute just to see if I want to dive deeper into it or pass.

Heck I can't even get close to that Number.Hi Marsha,You need to look into the Midwest.We still feel like "kids in a candy store" here in Toledo.We can pick and choose the best deals and have been buying the same product for 5+ years now.MLS, Craigslist, yellow letters, bird dogs, wholesalers, etc...When the real estate agents says "Highest and best" we always respond with "we wish the highest bidder all the best" lolThere really isn't a need to pay even a penny more because there will always be another deal around the corner.You need to have cash and close quickly.Once folks know that you will perform, you will start getting inundated with deals from a variety of sources.Much success
