If you want to catch a fish, go where the fish are.

But, the nice thing is there are more fish in the sea and we found a better property. 

As a result, I am seeking input from multiple outlets and hoping to see what others in the industry are charging for their management fees in the following areas:Property Management for:    Large commercial   Small commercial    Multi-family    Single Family / TownhomesAsset ManagementDevelopmentI've already met with some of the larger fish; Bozzuto, Paradigm, Gates Hudson, but feel well-rounded research should consider multiple factors, including company size.If you also know of any databases where I could search for this information, that would also be helpful! 

Moral of the story, this woman may look better than anyone you have yet seen, but stick with credit as a criteria as there are better fish in the sea.

It's like catching fish with your hands lolYour cut in inventory is dramatic. 

I'm wondering if I should consider things like fish, lizards, etc.... differently than a traditional pet such as a cat / dog.These types of pets can can easily be neglected and their tanks could smell (I HATE SMELL)...Am I overreacting on something this small?

The worst case outcome is they never pay the 3 month bill and that is identical to what you are agreeing to.They are fishing for free rent.
