I know on bp we have a long standing  whats better appreciation or cash flow.. and I am in the appreciation camp one needs that if one is going to exit with any kind of real profit..

In the past when I am looking for a property manager I google to find all managers with physical offices in close proximity to my properties to narrow my search and ignore all sponsored adds that fake that they are local.Since you have self managed, you will be better equipped to "manage the manager".

To managed it a bit easier (when you grow to more than a dozen), it'll be better to have one online login and manage all 'child' accounts.

Another course that is better is Land Flipping 101. 

To better homes in the area and to create a product.

This would give you better financing options.

You control your sale timeframe, better than a purchase timeframe.  

It's better to pay more, knowing you have something secured versus cheaping out and not even closing.
