Rents will continue to rise year over year if you keep up with your property and if you hold onto the multi long enough you will eventually cashflow once you decide to leave. 

You need to investigate and figure it out.If you include utilities with rent, I recommend placing a limit so the tenant is responsible for excess use.

I currently use your software and plan to continue to do so in 2024, this time with a plan on doing more monthly reconciliation to avoid some of the "end of year" issues I had and mentioned.

Then you take those funds and roll them into the next deal all the while continuing to grow your investment.
