I used SoFi successfully last year for $50k, pretty smooth process and they funded in one business day after my docs where in.  0 points, 0 fees, and no prepay penalties. 

I passed my Affiliate Broker exam and should be receiving my license within the next 6-9 business days.

(On that note, make sure you document your contract effective date and know how time is counted in your contract...is it business days or calendar days?

It gives you 5 business days to have an inspection and you can get an extension if need be.   

I don't know Orlando, but if you like vacationing in FL you could enjoy that part while still having your flight and business days be deductible... but I agree with @Lisa Phillips in that you'd be wise to not look at appreciation alone.

So with HUD, when your offer is accepted, you have, literally, 2 business days to sign all of the sales contract documents and send them to the asset manager, which is Sage Acquisitions  in my case. 

Owner/property manager needs to file the paperwork for a judgment for possession if for non payment of rent or for anything else one needs to file a notice to cease and than a notice to quit and than you may file eviction paperwork.Once you have been awarded  judgment for possession you need to file the certification on same day and than wait 3 business days and file your warrant for removal.
