Yes, you're missing something.It's Detroit, and it's just a bit north of Ohio.There's still solid cash flow in Detroit if you know what you're doing, and the potential for appreciation is very strong as well.

Lots of agents have muddied very fair processes, and don't get me started in North Carolina where I'm confident things will get investigated with agents just asking each buyer to increase their DD(non-refundable) one after another.

The last sections of Pasadena where you used to get "cheaper" homes at North West Pasadena (between Washington and Woodbury and Fairoaks and Lincoln) were homes used to be under $700k are now going for $900k as fixers and over a million when renovated or addition of sq ft!!
