Gradually improving the property by raising rents, improving curb appeal (trimming overgrown trees/ bushes, new landscaping, power washing).

If it was crappy, I'd fix up the one I was living in, then as soon as another was vacant, I'd move into that one, wash and repeat.

I have mainly been washing cars, but I eventually want to get into flipping cars and work my way up to real estate and becoming an agent.

Sometimes it is a wash to install vents and a forced air furnace and that is much easier for a tenant and contractors to deal with generally speaking.  

Plus the elderly man could not clean so there was a lot of mopping and wall washing, etc.My latest one, the tenant moved out on a Monday. 

Storage areas can include built-in cabinets, closets, attic space, and even outdoor sheds, etc.Laundry: Including a laundry area and machines is a big bonus for tenants, as they compare that with apartment living where they would have to use common laundry machines that require payment.HVAC: Make sure to include an effective dual heating & air-conditioning system to service the ADU, so your tenant is comfortable in the unit.Kitchen island: It may be difficult to squeeze in a kitchen island in a small ADU, but it’s a big bonus if you can make the space.

The same street was flooded in 6/2021, as later found out by us this past few days.With many components to replace/restore back to "agreement of sale" date condition, (electrical panel replaced/inspected; basement windows grouting/pointing washed off; HVAC system; all the wood/drywall, etc), it is likely he won't be able to get everything done by closing date 9/14. 

The only thing you lose is mortgage interest decoction, but if your business is profitable, you can claim the 20% pass through tax deduction. it is about a wash on taxes, but you are not stuck paying all that interest.

My fear is theft, using each other’s machine, etc.
