I know an important part of learning any new venture is to be well acquainted with the do's and don'ts so that I don't make a (perhaps costly) mistake!

Hello everyone, so I have an opportunity to do a joint venture for my first deal.

I am nervous and unsure as to how to approach it being that not only is this my first deal venture, but I also am not 100% sure how the seller finance process works legally and through documentation as opposed to a traditional home loan.

Actual Terms of the existing loanActual RE TaxesActual Insurance Costs...so forth and so onI would venture a guess, that it would be challenging to find a rental that could produce this return, in the same time frame. 

A couple of those could produce some cash for solo ventures.

It does take time and patience to maneuver through the system but it is very doable with a few connections and an open mind.The storm was a tragic event and I too hope we don't have to experience anything quite like that again, but it has also in my opinion allowed a large group of people (power crews, relief volunteers just to name a few) that may not have ever ventured here an opportunity to experience this paradise first hand.

Over the next few months, I plan to walk through my first real estate venture and the small victories and battle stories from the endeavor thus far.

I've been researching, planning, and researching some more and I have decided to begin my Investment ventures with wholesaling. 

So we do all the work on the house.i have heard of Lima, but thought you need a high credit score and as I said I'm stuck with only 4k at this time to do this venture. 

I know there Is a lot of venture capital being rasied in CA right now.
