I do believe that 2023 will be a great year to get into some great properties at a discounted price as compared to the last few years. 

You would realsitically to do that need to become a solo broker to do so....however, then you need to sign up for your own e&o insurance policy and your Bright MLS dues would rise (you get a discount for being a Realtor), so in reality you would not actually save any money.

They were having a good sale; everything was 40% off the "original price" (which is always a number they make up so they can then "discount" it).

If you sell to a flipper/investor/wholesaler, they're going to want a big discount so they can make profit, have a margin for error, cover holding costs, etc. so you're just adding in people who want to make money. 

is it worth offering discounts on rent and asking the tenant to fix minor issues themselves rather than calling the landlord, this to avoid property management company expenses? 

There has never been a lack of work in this industry, and I have made tremendous connections in my career.

Those are both places you can get a lot of STR supplies from soaps through to furniture at trade discounts. 

Idenitfy properties with enough deferred maintenance for a discount and not enough for Full scale renovation.With 10+ unit properties, you can utilize more DSCR loans and drive the value through the income approach to valuation. 

I don't lend in NY (we do investor loans in most of the country and consumer loans only in FL, but we do nothing in NY), so I don't have a dog in the hunt here, but don't discount other types of loans, including a loan designed specifically for flipping.
