That is really stepping over dollars to pick up pennies.. once its discovered you have to replace it becomes the sellers issue or you retrade on price or your walk. who wants to get stuck with a 10 to 50k bill. by not spending a few hundred bucks.

I am currently in the mix on picking up 2 apartment buildings and a duplex in Minot ND. as well as starting to buy fixer uppers and remodeling them. i would love to connect with Minot investors and talk about property managers and who is preferred in the area. 

After 12 months expire I would have them sign "my lease" (which would be very similar terms as original + additional nuggets of terms I've picked up over time, like inspections - current manager performs no periodic inspections).

Or, picked C-corp + CAD holding company?

My advise would be to be pick a market and then start to go deeper into learning about what the best asset type to buy in that market would be. 

If you work extra hours, get $20 in your birthday card from Aunt Gertrude, or pick up a nickel off the ground, you put it toward the debt.

And in many cases at least in my case my bank gets quarterly and annual financials from us and my Banker he would pick it up in our financial reports or our tax return and next thing I would know I am getting a call from him me when I plan to pay it off.
