And I asked them when the last time was that the bathroom backed up since the last time it had been snaked (was snaked twice), which was over a month ago.  

When a guru come into town in a chicken truck, all the landlords run out to meet the guru and listen to the snake-oil salesmen.  

In my experience, folks who say things like this are:1)Guru snake oil salesman touting huge fantasy profits with zero risk trying to lure the next sucker into their scheme, or2)Are so full of themselves and enamored with their own investment greatness that they have bought into their own hype and actually believe that what they are doing has no market risk and can't lose, or3)Both 1 & 2 above.If I can alert newbies out there that anyone claiming to be immune from market forces and can't lose money is not to be trusted, admired, emulated, or even taken very seriously, then I have added HUGE value to this forum.

But now there's even more to the saga:Upon going to sanitize the basement, it was discovered that the FRESHLY SNAKED PIPES had fistfuls - literally - of baby wipes crammed in the pipe. 

Snake drains?  

I like the idea of supplying one but I wouldn't be surprised when they fill the pipe with rice that a snake won't fix.

He has driven all over for odd parts, he's vaccummed water messes, he has snaked drains, etc.

Anyone who tells you they've seen everything in this business is either fairly new to it.... or a snake-oil peddler.At the end of the day, it sounds like many of you have had bad experiences with Property Managers.... and I'm truly sorry about that.

I made a few calls and the going rate after hours on the weekend was over $300 to snake it. 

You tell them, "Then hang up and dial 911"  Then go on to the part about the insurance.The only real difference with you going in person to deal with the toilet and calling a plumber, is that it would be cheaper for you to plunge/snake the toilet yourself.
