It sounds like you've been through a lot, but the fact that you’re jumping back in with a solid, realistic mindset is huge.

Also if any NJ agents that are familiar with using these and transitioning out of them can reach out for some advice and education that would be great seeing that I will need an investor Friendly agent over here to help guide me through everything.

If you're looking to invest your hard-earned money, I'd also encourage you to actually drive through the areas designated as the STR zone.

I was specifically interested in his 2nd plan which was "Building wealth through single-family homes" where he basically says you save enough to buy your first property along with enough for other fees and then you just keep saving the money you make from that property along with some money you save from your job and once you have enough money you buy your next property and then you basically just keep repeating that until you have your desired amount of properties.
