This is an outlier example but strange things happen all the time. 

Basically I don't want them to back out after I have moved out in case for some strange reason they say it doesn't look like the pictures, or that the location is not what they think it was, etc?

It's a strange time to get into real estate investing but I've been reading books, listening to BP podcasts, YouTube, ect.

It appraised for the asking price (strange), so that's what I offered, which was accepted in 24 hours.

And this so, (1), you have them in an aggreement with you, (2), so if anyone of them takes you to court on some strange pretext, then you have the signed agreement to present, that you are likely not at fault.

Seems strange to have such a large spread in rates between conforming/non-conforming loans and was wondering if anyone has found a lender with better refinance rates for a jumbo loan?

I'm also presuming you own this property in your name, otherwise your bank accounts should be in the name of the LLCIf you own the property in an LLC, and the LLC has a long or strange name, you could always create a simpler DBA like "Hunter Property Management" or "Hunter - 123 Elm Street". 

In the end, the last 4 months have been strange as I cannot tell you the day it is, but I have kept busy with two house flips, and looking at buying a 3rd.
