If everything else is stellar, it would not be a deal killer for me if its a real low $$ and years agoI do have a "no evictions" in my criteria, but not a "no collections", so I wouldn't be altering my screening.

We do use a similar letter pre application, though it’s been tough to find stellar grades on the reports in the market we’re currently investing in, so we’ve been doing some deep analysis and weighing a lot of factors for accepting tenants.

So many folks that come here are first time investors and I want them to understand that appreciation strategies are for investors with larger portfolios who can absorb the less than stellar CoC with the plans of divesting in 2-4 years at a good profit.

Lots of houses in that section of town that are laid out well for it and you can get stellar tenants (even renting out rooms).

My initial thought here is that having expected rents of just over 1% of the purchase price is usually a good sign if you are willing to self-manage, but the fact that this home is in a less than stellar neighborhood could make the deal less than optimal.

If a person has a good reliable reason for "less than stellar" credit and "fesses up" to their situation without being questioned I may be willing to work with them.
