You may get that in the STR/MTR space.The next thing to look at is the product and the markets; and that is where the rubber meets that road on these investment returns.

With that said, production ready tools are typically 10-20 years behind what has been demonstrated at research institutes.

How productive was that?

Investors in your position can perform a fast rehab and in as little as 90 days refinance out of the interest only fix and flip loan and into a DSCR loan, 30 yr fixed product in the 7-8% range - cash out is available up to 75% of the appraised value at the 90 day mark.  

I expect I way over estimated the number of STRs and Hotel rooms and occupancy is closer to 75% to 90% for 2024 depending on the economy, but mostly on the product/service/location being offered by each owner/property and the manager (including self) ability to actually be a manager. 

Advise that the property has never been tagged by law or code enforcement as a drug production property and that their concerns are unfounded. 

As SFR property management was evolving, an interesting thing occurred, the most capitalized and sophisticated investors (who also had the most volume of properties) asked for lower and lower fees, even as they asked for more oversight and property managers who could act like asset managers with a holistic view.

You're going to need 20% down plus closing costs for just about any loan product out there, DSCR included.

There are not many LOC products available for investment properties.

I am not a burn-the-boats type of person, and I am more productive with a backup plan.
