If you had direct bookings, I'd encourage you to sell them - however, since you cannot transfer the reservations (or the listing itself) on AirBNB, that makes it more complicated.Personally, I'd continue to take reservations, and assuming the buyer is interested in taking them over, once the property is under contract I would begin notifying the impacted guests of the situation.  

Keeps residents interested in taking care of the property because they may purchase it down the road.  

However I am very selective in taking on new investor clients.  

Reason #1 being (most) agents will not be interested in taking the time to mentor you.

Meaning, the slowness is causing some STR owners to sell or start planning to sell, especially owners of not-so-special homes, owners that aren't the best fit for managing, owners that are overleveraged, and owners that are just interested in taking the equity gains and reallocating. 

We have tried to do right by our military family over the years, but I can tell you if we didn't believe in taking care of our own, I might change my views from my experiencesI have seen over the years 3rd party, that military members actually have a very hard time finding housing.
