I'd rather tell them to hold the loan until the LTV cam into line, selling it later, that is if the lender was a bank.

Location - I verify that the location is good, check previously sold units in the area to comp the cap rate on the asking price, I check the crime report for the specific property as well as the immediate area, and also check the sex offender list to make sure no known sex offenders are living within the building or the neighboring buildings5.

The Fair Employment and Housing Act (FEHA) prohibits harassment and discrimination in employment because of race, color, religion, sex, gender, gender identity, gender expression, sexual orientation, marital status, national origin, ancestry, mental and physical disability, medical condition, age, pregnancy, denial of ... www.dfeh.ca.gov/Publications_FEHADescr.htm Even though the above definition does not specifically state this applies to housing the California Department of Fair Employment and Housing brochure below says as much. http://www.dfeh.ca.gov/res/docs/Publications/DFEH-157H.pdf And yes I agree - bad information is worse than no information.

I probably wouldn't do the gift card thing but if they were good tenants throughout the term of the lease, well then when it cam time to raise rents I would either leave their rent as is or slightly increase it while also reminding them that you really appreciate them as tenants and this is your way of showing gratitude.
