Not much in the way of multifamily and that segment is overpriced in my opinion.

This can only be done is certain segments of certain markets, with the right timing.  

Each of out book is specific to the real estate and property management industry segmentation.

It plays well to a large segment of the population when politicians just say "soak the rich".

There are a few opportunities, but my money is allocated to lower cost segments with stronger rental opportunities: like Grand Rapids, Muskegon & Lansing areas.

No one should trust any broker that attempts to give legal advice for any state, much less the entire USA, and talks badly about an entire segment of the industry.The two people mentioned above are commonly found trolling on threads about wholesaling with the pure intention of talking bad about it as if every wholesaler is acting illegally and dishonestly...so take what they say with that grain of salt.

I've never been involved in that segment of investing.

Sure Boston has other industries, and college kids make a huge segment of the rental population in the city (and Cambridge, Somerville, Medford, Watertown, etc.). 

Once that's established, then write your book with the intent on filling that need.For instance, after some research you you learned that a large segment of young professionals have an interest in taking advantage of the downturn in the economy and want to purchase investment properties.
