You don't have any values for maintenance or capital expenses.

Either they did not do their homework right (appraisal comes in lower than their estimate, insurance/taxes are higher than their estimate, property did not have clear title, and/or the property has deferred maintenance) or they are shopping without having any experience in the industry. 

This includes finding the right property, managing it, and handling maintenance—all under one roof.

UPDATE:  I joined the program last year in July, and so far have got under contract once, but backed out due to excessive deferred maintenance.  

You will have much higher cleaning/maintenance costs, higher turnover, unpaid rent, evictions, etc.

The presumption is that legal entities are excellent tools, as long as you follow the corporate maintenance and corporate formalities. 

This can go towards covering unexpected maintenance costs or damage to the property.

He also doesn't do any any lawn maintenance, or maintenance in general. 

Should I go ahead with planting the hedge, or should I keep the property as plain and maintenance-free as possible?

Personally, I'm hoping they bring on a portal for tenant maintenance requests.
