And in a year or two, you can revisit this discussion with a whole new crop of insight.

After the first deal you will be able to understand the numbers better, and be able to revisit your question about going at it solo or needing a team.

The longer it stays on the market, the more attractive your offer may be, so revisit it if you don't find anything else in the meantime.  

The number of days on market will be a good hint, but compare his DOM to that of similar homes in the neighborhood.If you decide to make an offer, make it subject to a home inspection to include all of the interior and exterior, with the right to re-visit with contractors if necessary.

I'd suggest you revisit this or consult a real estate attorney before you advise anyone else to participate in this behavior. 

Ask other investors who they use for the best General Contractor....ect.Step 7 - Once you get a few deals under your belt... re-visit the numbers and see if you can refine the process to save money in areas and improve the efficiency of your operations.This should get you going in the right direction.Books I would suggest reading:Rich Dad Poor Dad - Basic concepts of investing, business and real estate. 

But if you want to revisit your investment capital and realize any decent return then belly up and hire someone who you enter into a time sensitive and binding "WRITTEN CONTRACT" with.
