We're in search of a licensed engineer or architect to prepare a plan for a backflow prevention device in NYC.

Anyone have a recommendation on a company for a hot water heat boiler system replacement? 

Certainly replacing a furnace and/or a water heater would require a permit as well as running a new or replacing a duct run.

This is just the normal operating costs, never mind the big things that come up occasionally with capex like when you have to replace a major component (furnace, water heater, sewer line, driveway, steps, deck, windows, roof, doors, siding, landscaping, etc,) and it costs $10-20k.

We are doing some new vinyl plank flooring (not through the entire house), paint on the main floor, minor electrical work, replacing a door, new ceiling fan, minor plumbing, etc.. 

They are quite difficult to find on other property search engines. 

@Sara AcordRenovations such as roof replacement, heating and cooling upgrades, and turning a recording studio into an ADU may all increase property value.

Nevertheless, I keep plenty of batteries in the owners closet and have them replaced by the cleaners/PM when battery life drops to 60%.  

As much as it hurts to sell off your furnishings you would recoup at least some of your sunk costs if you just sold it off and then could replace it later if needed.

We also had our foundation engineered certified (FHA required) Had a scheduled closing with an FHA buyer.
