This is an opportunity to gain loyal long term tenants that are greatful and at the same time to remind them there are rules and they cant just do whatever they want.

I'm reminded this morning, that what we get to do as investors is a privilege...

I am not sure what other property classes you are typically investing in, but particularly for me, with experience and exposure in retail and multifamily, I have to remind myself that MF cap rates are the lowest due to extremely low interest rates.  

Also, I was recently reminded of Tim Ferriss' exercise of Fear Setting which has been helpful for defining what exactly it is I'm fearful of and how I can potentially respond.

We ran the numbers and at first glance it seems like an awful situation with a -61% CoC ROI while we live in one of the units, but reminded ourselves that it would significantly cut down on our living expenses and when we move out to repeat the process we will have a 131% Coc ROI on that property with a great long term interest rate and cashflow.

Some escrow companies don't send reminders to do this, but I recommend doing this just to make sure you don't become a victim of wire fraud.

A few of mine include:Draining outside hoses, and bowling out any irrigationTesting sump pump and removing/draining any hose extensionsCleaning out gutters to avoid ice damsThermostat upgrade to a smart thermostat to conserve energyFurnace cleaning & check upFriendly reminder to tenants on snow removal responsibility :) What's on your list?
