Capital is searching for yield.shadow banking is heavily in RE, considering that money floats could effect nationally with just 1 point jump in libor or 1 & 2 year swap rates. all commercial retail and single occupancy retail are going to run into some issues when their notes are due. $200k, if you are nervous buy a smaller deal with less leverage, buy a $600k vs $800k and put the whole $200 down, or leverage it but put a more aggressive debit pay down strategy in place for the first 2-4 years. my $0.02

Also we are buying for $60-70 a suqare foot and building is closer to $90-110 for the quality we are buying so I would reconsider building new.
