When I first bought the building I did not know the difference of NNN or gross leases so I just copied and pasted the previous owners lease.

They have a team of cleaners. 

Our cleaner says she has another house on the lake that does Fri-Fri and fills the whole summer...unfortunately (or fortunately) there aren't a lot of other STR large lake houses around for us to comp.

For the management portion of collecting rents, posting notices, or getting units leased - this same owner had his son/partner do that portion.

Most banks will require leases to be in place first as opposed to month to month tenants.

Can you do a lease with sales option?  

Right now it's $1560 and I just got new leases signed for $1,550 which is what I thought the site said last time I looked but I must have read wrong.
