@George JanIn my opinion, there isn't as much regulatory compliance or liability with something like a municipal bond.

The average sale price for Condos in the NYC Metro area is $649,000 in the last 6 months. 

I've taken a couple real estate courses but Big Pockets is the best and I have been binge watching for the last 2 weeks and im super excited to start investing im looking to do the Brrrr strategy and looking to pick up small multi family properties and possibly off market flips. 

By the way my last purchase to rehab was a quad that 2 units are STR.  

I was at a live tax deed auction once and the last property up for bid was a dilapidated 70s era mobile home on a leased space in MH park. 

In most areas, and ours, it is a common opinion as rents have skyrocketed the last few years so it's an easy talking point.

He collected first/last/security payments prior to move in date and was never heard from again.

Last time I used them it was quick responses and communication and now I cannot get in touch with them is anyone else having this experience?
